and regulations regarding the management of your property.
Initial appraisal of the property
We will recommend a suitable market rent and advise you of any
work which might be necessary to attract tenants and to comply
with legislation before the property should be let.
Advertising
All letting particulars are displayed in each of our sales offices.
All lettings are advertised on a regular basis in local newspapers
and on our website www.athertons-uk.com which is linked to the
www.rightmove.co.uk website.
Accompanied viewings
A member of the athertons team will always accompany
prospective tenants to view your property, unless you prefer to
do the viewing yourself.
Tenant references
Each tenant is put through a comprehensive application
procedure and we always use a professional national referencing
company who have access to data both in this country and
abroad. searches include, but are not limited to, credit rating,
financial commitments, employment status and information on
the conduct of any previous tenancies.
Agreements
We draw up a comprehensive, tailor-made agreement between
you and the tenant in accordance with the relevant legislation
including the housing act 1996. the tenant is asked to bear the
cost of the agreement.
Inventory and inspection
We will make a written inventory of all the fixtures, fittings and
contents of your property and ask the tenant to sign it at the
commencement of the tenancy. a full set of colour digital
Photographs are taken of each property we will visit the property
at regular intervals throughout and at the end of each tenancy
and note any dilapidations or damage. a written report will be
sent to you after each mid-tenancy visit.
Deposits
We will collect and register with an approved tenancy deposit
scheme an amount equal to one month’s rent to cover any
damages/dilapidations or rent arrears that may occur at the
property. Where necessary, general cleaning duties are organised
and paid for from this deposit.
Rent collection
We will collect the rent on your behalf, and pay the balance
to you (less our commission) within 5 working days.
Repairs and maintenance
Our basic fee includes the instruction of appropriate tradesman
in an emergency if we are unable to contact the property owner.You can limit the amount that we are authorised to spend in such
circumstances.
Insurance
As an existing or prospective landlord you will no doubt be keen
to ensure that your investment is adequately protected. We are
no longer legally able to advise you on general insurance but
can point you in the right direction to ensure that your property,
contents, rent, legal fees and repairs are adequately covered.

There are a wide range of regulations that any prospective
landlord must be aware of and comply with before renting out a
property. we will guide you through the maze of legislation as it
applies to you.
