Unless you are an experienced landlord we would always recommend the management service. Letting your property can be a stressful and daunting experience as there are many aspects required under the Landlord and Tenant Act 1985 (as amended 1988) which require complying with. We will carry out an initial appraisal of your property, recommend a suitable market rent and advise you of any work which might be necessary to attract tenants and to comply with legislation before the property should be let.
All letting particulars are displayed in each of our sales offices. We advertise property lettings regularly in local newspapers and on the internet and all properties are linked to the main Rightmove national lettings website.
Athertons will accompany prospective tenants to view your property, unless of course you choose to conduct the viewing yourself.
If the prospective tenant wishes to apply for the property we will gather all their details and refer to you to approve or reject the application.
Should you approve the prospective tenant, each applicant tenant is put through a comprehensive application procedure.
We use the services of a professional national referencing company who have access to data both in this country and abroad. Searches include, but are not limited to, credit rating, financial commitments, employment status and information on the conduct of any previous tenancies.
Upon the satisfactory outcome of the references a date will be approved for the tenant’s occupation of the property.
Prior to the occupation of the new tenant, a comprehensive, tailor-made agreement between you and the tenant is drawn up in accordance with the relevant legislation including the Housing Act 1996. The tenant is asked to bear the cost of the agreement.
For properties we manage we will make a written inventory of all the fixtures, fittings and contents of your property and ask the tenant to sign it at the commencement of the tenancy. A full set of colour digital photographs is taken of each property.
As part of the management agreement we will visit the property at regular intervals and again at the end of each tenancy and note any dilapidations or damage. A report will be sent to you after each visit.
We will collect and register with an approved tenancy deposit scheme an amount equal to one month’s rent to cover any damages/dilapidations or rent arrears that may occur at the property. Where necessary, general cleaning duties are organised and paid for from this deposit.
We will collect the rent on your behalf, pay the balance to you (less our agreed commission) within 7 working days and provide a monthly income and expenditure statement. In the event that the rent is late we will adopt any and all the arrears procedures necessary.
Our management fee includes the instruction of appropriate tradesman for any work which is required for the property during the tenant’s occupation. We will agree with you in advance the amount we are authorised to spend in such circumstances.
As an existing or prospective landlord you will no doubt be keen to ensure that your investment is adequately protected. We are no longer legally able to advise you on general insurance but can point you in the right direction to ensure that your property, contents, rent, legal fees and repairs are adequately covered.
